If your roof is 20 years old or so, you’ve probably noticed missing shingles, lots of granules in your gutters, or cracks and bubbling in your flat roof. These are all signs that your roof is deteriorating and you need to replace it.
There’s no simple answer here. The cost to replace your roof depends on several factors, including:
- The size and type of your roof (flat, pitched)
- Roof style complexity
- The roofing materials used (roll roofing, asphalt shingles, etc.)
- If there is underlying damage such as rotted wood
- If there are multiple layers of roofing material to remove
